The 113 acre option includes the three residences and other buildings and allows unrestricted construction of more dwellings, cabins or outbuildings. 

The 100 acre option includes the three present mobile homes with additions and all other buildings. There will be a restriction to three dwellings so the mobiles could be replaced or renovated. There is no restriction on the number of outbuildings, like barns, greenhouses etc. 

 We have a permit to subdivide but have not acted on it.

The homes are lived in and comfortable but need renovation or replacement as you choose, so they are included 'As Is'.

Zoning

There is no zoning on the property so it is a great location for developing a business like Eco Tourism.

Land Conservation

We would like to see the land go to new owners who will continue to protect it from  logging, chemical farming practices and developmental disturbance of the river bank (riparian area). This will have bearing on our acceptance of offers to purchase. To me, the land is a living thing, not just something to be used for monetary gain. 

Location

Near the South Okanagan, 1 hour east of Osoyoos, 2 hours south of Kelowna, the property is 113 acres in total and has about 1 mile of frontage on the Main Kettle River. This is set in Westbridge, Christian Valley in British Columbia, Canada. The property is 35 Km (22 miles) north of Rock Creek. Find Rock Creek on highway #3 on a map, follow highway #33 north to Westbridge (14 Km), then follow Christian Valley Road straight up the valley. Our driveway/road is named Frome Road and is on the right just past the 21 Km marker. From Kelowna, follow highway #33 and turn north (left) at Westbridge up Christian Valley Road. Once you get to know the road it is a 90 minute drive to Kelowna. You follow Frome Road for about 100 yards and cross the bridge onto the farm. Serenity.

Description

The property is fenced and cross-fenced & there is power & phone. There are approximately 40 acres of fertile bottomland, within the Agricultural Land Reserve (ALR), previously certified organic and it has had no chemical fertilizers, pesticides or herbicides applied in at least 17 years. Because of this, the area could be certified organic again without much waiting period; for anyone interested in growing certified produce. There is a ground spring which feeds a wetlands/pond providing tremendous potential for a fresh water fish farm combined with horticulture. The region abounds with wild medicinal herbs. From the arable bottomland the terrain steps up about 30 feet to an extensive bench interspersed with trees and clearings, which is not in the ALR and which affords several building sites for homes or farm buildings. The land rises up from this bench to a forested South/West slope and multiple small benches. The woodland is diverse with various conifers and deciduous trees.  

An old skid road transverses the hillside and the length of the property branching off to the other level benches and natural clearings, furnishing spectacular views.

Government Maintained Access

Access to the farm is by a government owned and maintained bridge which dead-ends on the property. The main road is paved up to our driveway, which is gravel.
